Own the asset. Build the legacy.

Private development infrastructure for investors who want to own coastal San Diego real estate directly, without building a development company to do it.

Real estate ownership, without building the development operation.

Many accomplished investors have the capital and judgment to own a development project. Few have the time, or the specialized network, to run one.

A single infill project draws on half a dozen disciplines, each with its own contracts, timelines and risks. Vertical Infill Partners coordinates that work on your behalf. You own the property. We organize the people and the process around it.

  1. Stabilization and exitHold, refinance or sell
  2. Leasing and operationsTenants, management, reporting
  3. ConstructionLicensed contractors, schedule, budget
  4. Permitting and entitlementsCity review and approvals
  5. Design and engineeringArchitects, engineers, consultants
  6. FinancingAcquisition and construction lending
  7. AcquisitionSourcing, screening, diligence

Every project is built from the ground up. So is our process.

You keep doing what made you wealthy. We provide the development infrastructure.

Designed to stand apart.

Much of coastal San Diego's rental housing offers a location and little else. We plan projects with the design attention buyers expect from the best for-sale homes: rooftop decks oriented to the view, clean architectural lines, warm natural materials and lighting built into the space.

Our view is that distinctive homes attract stronger tenant demand and hold their appeal longer than the typical remodel. That is why architects and interior designers join our projects early, alongside the underwriting.

Missouri Townhouses, Pacific Beach

Four new townhouse-style homes with private rooftop decks, added to a lot that keeps its existing duplex and triplex in service.

  • 4new homes
  • 5existing units retained
  • 6,260sq ft lot

Riviera, Pacific Beach

Two new buildings with planted rooftop terraces and a garage conversion, designed around an existing building that remains on the site.

  • 5new homes
  • 2new buildings
  • 5,510sq ft lot

Both projects are in design development with architect RHA for Reuter Group, the development company of VIP co-founder Garrett Reuter, who is also a co-owner of both properties. They illustrate the product we pursue and are not Vertical Infill Partners projects. Designs and unit counts are preliminary and subject to City approvals.

Rooftop living
Private decks that capture coastal light and, where the site allows, ocean views.
Natural materials
Stone, wood and textured stucco that age well in a marine climate.
Light designed in
Integrated stair, cabinet and wall lighting planned with the architecture.
More homes, same lot
New units added around existing buildings, using California's housing laws.

Direct ownership. Coordinated execution.

Not a fund. Not a syndication. A disciplined way to own development projects in your own name.

1

Identify the opportunity

We evaluate properties and development concepts against your objectives, timeline and capital, and set aside the ones that don't fit.

2

Coordinate the development

We bring together the architects, engineers, lenders and licensed contractors a project requires, and manage milestones, budget and communication across them.

3

Plan for long-term value

We support a disciplined path to stabilization, then help you weigh whether to hold, refinance or sell. Those decisions remain yours.

Creating value within established neighborhoods.

Infill development adds or improves housing on underused sites inside neighborhoods that already have streets, utilities, schools and demand.

In coastal San Diego, that can mean renovating an aging small apartment building, adding units under California's housing laws, or replacing an obsolete structure with new construction.

Established locations
Neighborhoods with proven appeal and existing infrastructure.
Underused sites
Lots whose current improvements fall short of what zoning allows.
Modernized housing
Replacing tired units with housing today's renters want.
Better operations
Professional management from lease-up onward.

Every site carries its own entitlement, construction, financing and market risks. Our work starts by understanding them.

Business discipline, paired with development experience.

You hold title
You, or an entity you control, own the property. We do not operate a fund or pool investor capital.
Coastal focus
We concentrate on San Diego's coastal and central infill neighborhoods, where local knowledge decides outcomes.
An experienced execution network
Licensed general contractors, architects, lenders and property managers with long San Diego track records.
Clear roles and agreements
Every party works under its own agreement, so responsibilities and fees are explicit from the start.
Investor-grade communication
Plain-language reporting on budget, schedule and the decisions that need your input.
Underwriting before enthusiasm
A good location is not enough. The acquisition price and project economics have to work.
