How we work

Vertical Infill Partners exists so that capable investors can own development projects without personally assembling and managing every specialist involved.

Five stages, from first conversation to a stabilized asset.

Each stage ends with a clear decision point, and the major decisions are always yours.

  1. Discovery and alignment

We learn your objectives, capital capacity, preferred ownership structure, risk tolerance and timing, and agree on whether our model fits them.

  2. Opportunity identification

We identify and screen properties and development strategies that match your criteria, and explain clearly why most do not.

  3. Feasibility and evaluation

We coordinate underwriting, preliminary design and feasibility, financing discussions and diligence, so you can make an informed acquisition decision.

  4. Development execution

We coordinate architects, engineers, licensed contractors and lenders under agreed contracts, and keep you informed on schedule, budget and decisions.

  5. Stabilization and strategy

We support lease-up and the transition to ongoing management, then help you evaluate whether to hold, refinance or sell.

You own the property.

In our model, you, or an entity you control, acquire and hold the property. Vertical Infill Partners is engaged under a separate agreement to coordinate the development.

Construction is contracted with an independently licensed general contractor. Project financing is typically arranged in the owner's name.

Ownership rights, debt obligations, decision-making authority and each party's responsibilities are set out in the agreements for each project, and they vary from one project to the next. We encourage every client to review them with their own legal and tax advisers.

A coordinated network of specialists.

We work alongside professionals our founders have relied on across many San Diego projects. Each is engaged under its own agreement.

  • Licensed general contractors and trades
  • Architects, engineers and land-use consultants
  • Acquisition, construction and permanent lenders
  • Real estate brokers
  • Property managers
  • Real estate attorneys, CPAs and tax advisers

On affiliations: VIP co-founder Garrett Reuter owns Reuter Group, Inc., a licensed general contractor, and Skylight Realty, a property management company. Both are separate from Vertical Infill Partners. Where an affiliated company is proposed for a project, the relationship and its terms are disclosed in writing before you commit.

Risk, stated plainly.

Real estate development carries financing, approval, construction, market and liquidity risk. Projects can take longer and cost more than planned, and capital can be lost.

Our role is to help you understand those risks before you commit, plan for them with realistic budgets and contingencies, and coordinate execution carefully. We cannot eliminate them, and we will never suggest that we can.

Discuss your investment objectives.

An introductory conversation is the best way to learn whether direct-ownership development fits your goals.
